New Taipei City Accelerates Old Building Renovation & Maintenance Subsidy

John Yeh(JYA 建築師)指出,對於結構狀況良好的既有建築,整建維護是一項具前瞻性且具社區意識的策略,可作為全面拆除重建以外的替代方案。透過有系統的安全強化與機能升級,不僅能延長建築使用年限,也能維持既有城市肌理與社區關係,回應高齡化與永續城市發展的長期需求。


John Yeh, architect at JYA, emphasises that for structurally sound existing buildings, renovation and maintenance represent a forward-looking, community-oriented strategy beyond wholesale redevelopment. Through targeted safety enhancements and functional upgrades, such interventions extend building life cycles while sustaining urban fabric and neighbourhood continuity in response to ageing populations and long-term urban sustainability.

John Yeh(JYA 建築師)指出,本案顯示整建維護不僅是技術層面的工程更新,更是一個涉及社會協調與信任建立的過程。對於不具備重建條件的既有建築而言,透過具體的立面更新、安全強化與無障礙改善措施,不僅能有效延長建築使用年限,也能維持社區連續性與日常生活品質。


John Yeh, architect at JYA, notes that this case demonstrates how building renovation and maintenance are not merely technical upgrades, but a process of social coordination and trust-building. For existing buildings where redevelopment is impractical, targeted façade renewal, safety improvements, and accessibility upgrades can significantly extend building life cycles while maintaining neighbourhood continuity and everyday liveability.

Trust as the Cornerstone of Building Maintenance Projects

Architect’s Note

在本案中,最大的挑戰並非施工技術,而是建立住戶之間的信任。整建維護是一個需要讓每位所有權人清楚理解設計內容、經費結構與責任分擔的過程,唯有透過透明溝通、耐心說明與反覆討論,才能真正形成共識。

並非每一棟老屋都適合走向重建或都市更新。對許多社區而言,整建維護是在維持原有生活機能的前提下,改善防水、結構安全、消防條件與城市景觀的務實選項。本案也再次說明,成功的更新關鍵不在規模,而在於共識的深度。

In this project, the greatest challenge lay not in construction itself, but in building trust.  Renovation and maintenance require every owner to clearly understand the design approach, costs, and shared responsibilities. It is a process grounded in transparency, patience, and continuous dialogue.

Not every ageing building is suitable for redevelopment or urban renewal. For many communities, maintenance and renovation offer a realistic and effective solution—enhancing waterproofing, structural safety, fire protection, and the overall urban streetscape, while allowing residents to remain in their homes. This project highlights how genuine consensus is the true foundation of sustainable urban renewal.

Faith-Based Community Space Design

Architect’s Note

Taipei International Church 室內裝修專案由 John Yeh(JYA 建築師)以志工形式參與設計。此一可容納約四百人的國際教會,設計著重於明亮溫暖的空間氛圍,透過光線、材質與開放格局,營造平安、包容且具歸屬感的聚會環境,支持敬拜、交流與社群活動,並成為城市中帶來安慰與更新的場所。


The interior renovation of Taipei International Church was contributed on a pro bono basis by John Yeh, architect at JYA. Designed to accommodate approximately 400 people, the project focuses on creating a bright, warm, and inclusive environment through light, materiality, and an open layout—supporting worship, fellowship, and community life while offering a place of comfort and renewal within the city.

The talk reflected on architectural practice beyond design, addressing career development, critical thinking, and the process of understanding one’s own direction through real-world projects and professional challenges.

Architecture and Mathematics at the TI Cup Function Graphing Competition

Architect’s Note

本次競賽展現了數學邏輯作為建築設計基礎語言的重要性。John Yeh 於擔任評審期間觀察到,學生透過將數學函數轉化為建築形體,必須同時思考結構、比例、尺度與形式控制;而最具說服力的作品,往往能在清晰的設計邏輯與創意表現之間取得平衡,並以嚴謹的數學表達支撐其形式,同時反映出當代建築設計中計算思維與數位科技日益重要的角色。

 

This competition demonstrates how mathematical logic underpins architectural design. Serving as an examiner, John Yeh observed that by translating mathematical functions into architectural form, students were required to think carefully about structure, proportion, scale, and formal control — all of which are fundamental to professional architectural practice. The most compelling works balanced clarity and creativity, supported by disciplined mathematical expression, while the effective use of digital tools reflected the growing role of computation and technology in contemporary architectural thinking.

3D Building Scanning & Digital Analysis

Architect’s Note

葉明翰建築師事務所與瀚庭設計顧問及中翰國際合作,運用 LiDAR 與 Point Cloud 技術進行建築 3D 掃描,精準擷取既有建築之空間與結構資訊。透過高精度數位建模,協助現況分析、整建與後續設計整合,為專業決策提供可靠依據。

JYA Architects & Partners collaborated with Han-Ting Design Consultants and Zhong-Han International to conduct advanced 3D building scanning using LiDAR and point cloud technology. By capturing highly accurate spatial data, this process supports in-depth architectural analysis, renovation planning, and seamless integration into future design stages.

葉明翰建築師受邀參與 國立聯合大學 建築學系「大三設計課程期中評圖」,由葉明翰建築師擔任外評老師,與校內指導教師共同進行設計討論與專業回饋。評圖聚焦於設計概念、基地回應、空間組織與整體表現,促進學術與實務之間的交流,並鼓勵學生以更完整的建築思維回應當代議題。

John Yeh Architect was invited to participate in the Midterm Design Review for the third-year design studio at the Department of Architecture, National United University. Architect Ming-Han Yeh served as an external reviewer, engaging in critical discussion and providing professional feedback alongside faculty members. The review focused on design concepts, site responsiveness, spatial organisation, and overall architectural clarity, fostering meaningful dialogue between academic education and professional practice.

Trust as the Foundation of Successful Renewal

葉明翰建築師指出,在台灣多數老屋條件下,「整建維護」往往比重建或都更更為務實,也更貼近居住者真正的需求。這類案件最大的挑戰,從來不只是設計或施工技術,而是如何在住戶之間,以及住戶與專業團隊之間,建立穩固的信任關係。整建維護需要高度透明且持續的溝通,使每一位所有權人清楚理解工程內容、經費結構與長期效益,才能真正形成共識。唯有在信任被建立的基礎上,工程才能順利推進,建築也才能在安全、機能與城市景觀層面獲得實質改善。對建築師而言,這不僅是一項工程任務,更是一段陪伴社區共同成長的過程。

Architect Ming-Han Yeh notes that, under the conditions of many ageing residential buildings in Taiwan, renovation and maintenance are often more practical than redevelopment or urban renewal, while also responding more directly to the real needs of residents. The greatest challenge in such projects is rarely design or construction techniques alone, but rather the ability to build trust—both among property owners and between residents and the professional team. Renovation requires a high level of transparency and continuous communication, ensuring that every owner clearly understands the scope of work, cost structure, and long-term benefits before genuine consensus can be achieved. Only when trust is established can a project progress smoothly, allowing buildings to be meaningfully improved in terms of safety, functionality, and their contribution to the urban streetscape. For architects, this process is not merely an engineering task, but a journey of accompanying a community through shared growth and renewal.

Site Visit to Jade in Life Luxury Residence

Architect’s Note

感謝黃董事長親自帶領參訪耕建築最新住宅作品「耕玉」。基地位於大安公園周邊寧靜的巷弄之中,在城市核心難得保有安靜而從容的生活尺度。本案以克制而精緻的建築語彙,透過石材質感、比例掌握與景觀層次的細膩安排,展現精品住宅不張揚卻歷久彌新的特質。建築與環境之間維持恰到好處的距離與尊重,使居住回歸安定、舒適且具長期價值的本質,這樣的設計思維亦與 JYA 長期關注的人本住宅理念高度契合。

JYA would like to thank Chairman Huang for personally leading the site visit to Jade in Life, the latest residential project by Green In Life. Located within a quiet lane near Daan Forest Park, the project enjoys a rare sense of calm and privacy at the heart of the city. Through a restrained architectural language, refined use of stone, well-considered proportions, and layered landscape design, the development demonstrates a form of luxury that is understated yet enduring. The architecture maintains a respectful dialogue with its surroundings, offering residents a sense of stability, comfort, and long-term value. This is an approach that closely aligns with JYA’s belief in human-centred, timeless residential design.

重陽路立面整建案榮獲 2026 建築設計-集合住宅類 金獎。

 

本案由 JYA Architects and Partners 設計,透過細緻的立面更新,延續既有住宅建築的使用年限,同時強化建築與城市環境的關係。藉由材料與立面構成的重新梳理,建築展現出兼具當代性與尊重脈絡的外觀,也體現本所對「整建即為一種永續且以社區為本的都市更新方式」之信念。

We are honoured to share that Facade Renovation on Chongyang Road, Sanchong District has received Gold Winner recognition in the Architectural Design – Apartments category.

 

Designed by JYA Architects and Partners, this project demonstrates how thoughtful façade renewal can extend the life of ageing residential buildings while enhancing their relationship with the surrounding urban fabric. The renewed exterior presents a contemporary yet respectful architectural identity, reflecting our belief in renovation as a sustainable and community-

sensitive approach to urban renewal.

How Do You Define Architecture? — Invited by National United University

 

Architect’s Note

建築並非由單一作品或某一刻的成就所定義,而是在時間中,透過不斷的實踐、反思,以及對責任的深化理解,逐步形塑而成。回望十五年的歷程,建築對我而言,已不再只是觀點的表達,而更是一種傾聽——傾聽使用者、場域,以及日常生活所面對的現實條件。

這場演講是一個重新檢視建築思維轉變的契機,從學院中的理想,到現實世界中的限制;從個人創作,到對群體與城市的長期影響。建築不只是形式或技術,更關乎耐心、信任,以及對時間的投入。它是一段持續進行的對話,連結時間、社會與人的生活經驗。

Architecture is not defined by a single project, nor by a moment of recognition. It is shaped gradually through time—through repeated practice, reflection, and an increasing awareness of responsibility. Looking back after fifteen years, architecture has become less about asserting ideas and more about listening: to people, to places, and to the realities that frame everyday life.

This lecture was an opportunity to reflect on how architectural thinking evolves—from academic ideals to real-world constraints, and from individual expression to collective impact. Architecture, in this sense, is not only about form or technique, but about patience, trust, and long-term commitment. It is a continuous dialogue between time, society, and human experience.
